Guest Booking Terms

Version 2026-07-12. These terms apply to guest bookings of properties managed by SNV Homes Ltd and form part of your booking contract.

1. Your booking

A booking is confirmed when you complete checkout and payment is authorised. The lead guest must be at least 18, is responsible for the whole party, and confirms the details given at checkout are accurate. Check-in is from 4pm and check-out by 10am unless we agree otherwise in writing.

2. Payment

Online bookings through this site are paid in full at checkout, processed securely by Stripe. Where we agree a booking directly with you in writing, a 30% deposit secures the dates and the balance is due 30 days before arrival.

3. Damage waiver

Every booking includes a damage waiver of £40, shown as its own line at checkout. It is non-refundable during your stay. Instead of holding a large refundable security deposit, this small fixed amount covers accidental damage up to £150 per incident during your stay.

  • It is not insurance and does not cap your liability, you remain responsible for any damage you or your party cause.
  • It does not cover deliberate damage, parties, smoking, or pet damage where pets were not agreed in advance.
  • Damage beyond the covered amount will be charged at the reasonable cost of repair or replacement.
  • If you cancel before your stay begins, the damage waiver is refunded in full.

4. Cancellation policy

  • Cancel 30 or more days before arrival: full refund.
  • Cancel between 29 and 14 days before arrival: 50% refund.
  • Cancel fewer than 14 days before arrival: no refund.
  • Grace period: if you cancel within 48 hours of booking and your arrival is 14 or more days away, you receive a full refund.
  • The damage waiver is refunded in full on any cancellation made before your stay begins.

Your booking confirmation states these windows as actual dates for your stay, so you never have to do the arithmetic.

5. House rules

  • No parties or events without our prior written agreement.
  • No smoking anywhere inside the property.
  • Pets only where agreed in advance.
  • Maximum occupancy as stated on the property page, only registered guests may stay overnight.
  • Please treat the property, and the neighbours, as you would your own home.

6. Our responsibilities and yours

We prepare the property to a professional standard and are available throughout your stay. Tell us about any problem promptly and give us a reasonable opportunity to put it right. Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot be limited by law, and nothing affects your statutory rights as a consumer.
